Shower pan leak detection and repair in La Mirada

The tile on a shower floor is not what keeps water out. Underneath it sits the pan, a waterproof membrane set over a sloped mortar bed that carries every drop to the drain. When that membrane fails, water soaks straight through the tile and grout, past the drain, and into the subfloor at the base of the shower. The tile can look perfect while the pan beneath it has been leaking for months.

How a pan is built

Membrane, mortar, and weep holes

A traditional pan is a layered system. A pre-slope is built first so water under the membrane still runs toward the drain. Over it goes the waterproof liner, sheet membrane or a hot-mopped layer, turned up the walls and into the drain at a clamping ring. The drain has weep holes at that ring to let any water that reaches the membrane escape into the drain rather than pool. A mortar deck and the tile go on top. When any layer is wrong, the pan leaks.

Why pans fail

The common faults

Pans fail in predictable ways. The liner gets punctured by a nail or screw during construction. The weep holes pack with mortar or debris and the membrane holds water against the subfloor. The corners, where the liner is folded into dam corners at the curb, are never sealed properly. Or there was no pre-slope, so water sits flat under the tile until it finds a seam. The flood test

A pan is confirmed with a flood test, not a guess. We plug the drain below the weep holes, fill the pan with water to just under the curb, mark the level, and leave it. A pan that holds is sound; a level that drops, or fresh moisture at the base or the ceiling below, proves the pan is the leak. This is the clean way to separate a failed pan from a wall or fixture issue before any tile is disturbed.

What a proper rebuild includes

A pan rebuilt right starts with the pre-slope, a tapered mortar base so water that reaches the liner runs toward the drain instead of pooling. Over it goes the waterproof membrane, either a sheet liner or a hot-mopped layer, lapped up the walls and folded cleanly into the dam corners at the curb. The drain is a clamping-ring assembly with its weep holes left open so the membrane can drain. Only then do the mortar bed and tile go back on. Each layer in the right order is what keeps the next pan from failing like the last one.

Rebuilding the pan

A failed pan is not patched from the top. The lasting fix is to take up the tile floor, remove the old liner and mortar, and rebuild the system: a proper pre-slope, a new membrane turned up the walls and sealed at the dam corners, clear weep holes at the drain, then a fresh mortar bed and tile. Because it means opening the floor, a pan rebuild is the larger end of shower work, commonly running into the low thousands.
